Capital gains is a topic that horrifies investors. There are many facets and much discussion by people who really do not understand. Here is a simple forecast that anyone should be able to understand. For the past four years we have had a 5% reduction in capital gains taxes for most real property transactions. That reduction will be in place for one more year. After that the tax will either go back up to the 2003 level or be set at a new level as dictated by Congress. We believe that the tax will revert to the 2003 level. Translated, that means that Capital Gains taxes on real property sold in 2009 or later will most likely be 20% or higher. Investors, it is time to consult your accountant and determine exactly what your tax liabilities will be if you hold investment property past 2008.
